TPO Roofing

TPO is a single ply membrane with one meaningful advantage over anything glued or taped: the seams are welded with hot air, which fuses the sheets into a single piece rather than sticking two pieces together.

It is also usually white or light gray, so it sends a real share of the sun back rather than pushing that heat down into the building. On a wide roof in an open lot, that is not a small thing.

The welded seam is the first reason. Adhesive and tape are bonds between two separate sheets, and every bond is a thing that can eventually let go. A hot air weld makes the seam part of the membrane. It is the single biggest structural difference between TPO and EPDM, and it is why TPO has taken over so much of the commercial market.

Reflectivity is the second. A white membrane absorbs far less solar heat than a black one. How much that shows up on your utility bill depends on your insulation, your HVAC, and how the building is used, so we are not going to quote you a percentage. But on a wide, unshaded roof it is a real factor, and it is the reason a lot of owners in retail corridors choose it.

The tradeoff is cost. TPO generally prices above EPDM. If your roof is small, shaded, or budget is the binding constraint, EPDM may serve you better and we will say so.

A welded seam is only an advantage if it is welded correctly. Weld temperature, speed, and roller pressure all matter, and a weld that looks fine can still be cold. That is why the seams get tested rather than eyeballed.

• Full TPO Replacement: When the existing system is past repair or the insulation underneath is saturated, we tear off, deal with what we find on the deck, and install a new membrane rather than burying the problem.

• TPO Repair: Weld failures, punctures, and flashing problems are repairable on a membrane that is otherwise sound. We will tell you straight which one you are looking at.

• Rooftop Equipment Detailing: Curbs, units, vents, and drains are where low slope roofs let water in. Flashing those correctly is most of the job on a commercial roof.

If a section can be repaired rather than replaced, we would rather tell you that than sell you a roof you do not need yet.

Suits Wide Roofs: The reflectivity advantage scales with square footage, so the bigger and more exposed the roof, the more sense TPO makes.

If your building runs hot through the summer or your roof sits wide open in full sun, TPO is usually the right conversation. If the roof is small, shaded, or cost is the binding constraint, EPDM often makes more sense.
