New Construction Roofing vs Roof Replacement at the Lake of the Ozarks

How the planning, process, and timing differ for homes at the Lake of the Ozarks

New construction roofing is installed on a brand new home as part of the build, while a roof replacement removes an existing roof and installs a new one on a home that is already standing. Both end with a new roof, but the planning, process, and timing are different.

What is new construction roofing?

New construction roofing is the first roof installed on a new home, coordinated with the builder's schedule.

The roofing crew works after framing and decking are complete and before siding, gutters, and interior finishes. Because nothing has to be removed, the focus is on getting the details right from the start: underlayment, flashing at walls and valleys, ventilation, and how the roof ties in with windows, siding, and gutters.

What is a roof replacement?

A roof replacement tears off the old roof down to the deck, repairs any damaged decking, and installs a complete new roof system.

The crew removes old shingles and underlayment, inspects the deck for rot or soft spots, replaces bad boards, and then installs new underlayment, flashing, vents, and shingles. The work happens around a home that people live in, so protecting landscaping, cleaning up nails and debris, and communicating with the homeowner are a big part of the job.

What are the biggest differences?

The biggest differences are tear-off, scheduling, and who you coordinate with.

  • Tear-off. Replacement includes removing the old roof. New construction does not.
  • Hidden damage. Replacement can uncover rotted decking that needs repair. New construction starts with fresh decking.
  • Scheduling. New construction follows the builder's timeline and weather windows. Replacement is scheduled around the homeowner.
  • Design choices. On a new build, ventilation, roof materials, and colors can be planned alongside the siding and the rest of the exterior from day one.

Why does planning matter so much on a new lake home?

Getting ventilation, flashing, and drainage right during the build prevents problems that are expensive to fix later.

Lake homes often have complex rooflines, large decks, walkout levels, and lots of windows facing the water. Each of those creates spots where water can get in if the details are rushed. Planning the roof and siding together means the flashing, trim, and gutters work as one system instead of being patched together by different crews.

Does Select Exteriors & Roofing handle both?

Yes, we install roofs on new homes at the Lake and replace roofs on existing homes.

For new construction, we coordinate with your builder so the roof and siding fit the build schedule. For replacements, we start with a free inspection and give you a clear recommendation.

Frequently asked questions

Can the same company do the roof and siding on my new build?

Yes. Using one company for both helps the roof, siding, flashing, and trim work together and keeps scheduling simpler.

Is a new construction roof installed differently than a replacement?

The roofing system itself is similar, but new construction skips tear-off and allows ventilation and flashing details to be planned before walls and finishes go on.

I'm building at the Lake. When should I contact a roofer?

As early as possible, ideally while plans are being finalized, so materials and scheduling are set before framing is done.
